STICK TO YOUR PRINCIPLES!  

We thought we would never see it!

For years we have told vendors that marketing is crucial, they need to profile their property and it's an investment they should make. They should pay for!

Our fee is a separate issue, but the marketing is the seller's responsibility!

Indeed when the market was slow and homes harder to sell, it was customary to accept conjunctional sales on a 50/50 basis as half a fee was better than none!

Now we see the exact opposite!

Free Marketing or rebated marketing! And from TOP AGENTS TOO!

Free Auctions!

Free Marketing upgrades!

Discounted fees!

All because it is a real challenge to win those listings in some markets. Once again something is better than nothing!

Now we also see some AGENTS and AGENCIES refusing to conjunct on a sale! Why?

Because they know they can sell it?

My question is simply this. If it is okay to offer to pay for all these things now, to discount, to offer free marketing etc., how do you morally justify changing this around again when the market changes?

Has the vendor marketing investment now gone?

How do you get it back in the future?

After all the market place knows you will pay for it when really pushed!

A really good debate to have in your office?

Why?

Because, what was once collected as a matter of principle, has now suddenly "given away" as a matter of gaining business!

As I have suggested in recent weeks, this business is changing and changing FAST!
