Sell that stuck stock.

Sometimes we have listings that just don’t seem to attract buyers.
Apart from the very different properties that have one buyer ONLY and they already live there, most other unsold properties are still there because of:

 

  • You, the lister,

  • Poor marketing,

  • Wrong price or expectations, and

  • Bad timing.

If you have something you can’t sell take a look and select the sale stopper.

Both you and the seller (and the buyers) today have access to ample evidence of a likely sale price range, except for the impact of great marketing and any subsequent buyer competition, and the vendors motivation.

So if your listing remains over-priced, either you or the vendor (or both of you) are choosing to ignore this evidence. Knowing there is no success with the property in this state, to do nothing about it is a fruitless choice but nevertheless a conscious decision. This week select a client who hasn’t sold or bought, or a product that hasn’t sold, and do something different with it.

 

  • Reduce the price and increase/improve the marketing

  • Remove the price and increase/improve the marketing

  • Review the evidence and present it again.

  • Wait, but don’t complain, or

  • Find something better to work on.
