The numbers don't lie. 

When the property market moves up the buyers resist. When the market moves down the sellers resist. The real estate agent is in the middle resisting either way until they see the evidence too. Last week we talked of the changing market and the need to reposition some sellers and buyers.  The key is not just delivering the message but backing it with strong evidence. Careful research and preparation is vital - just as vital as how it is delivered. When you have a pricing dilemma you may be concerned at your client's potential reaction. The key is to prepare and deliver the facts, professionally, honestly at the appropriate time and place. The client's reaction is owned by the client, not you. Don't take it personally unless you played a role in over-estimating it at listing time. In that case you have to accept some responsibility. The key here is to take strength and positivity from the fact the numbers don't lie. So go and deliver the numbers!

It's not you they don't like - it's the numbers.   

Only emotion and motivation overcome the numbers. The key to achieving one or both of these factors is MARKETING!
