The market is moving now in many places and it hasn't taken long to reach the usual reaction of vendors in an upward market.

Yes, the vendors see the headlines about rising prices that the buyers don't want to see and the vendors want to price ahead of the market.

Auctions and Tenders give you an opportunity to get real time market feedback for your seller, while properties listed with a price need to be priced in the market, not ahead of the market.

In recent months in some markets, homes have been easier to sell and there have been some oustanding sales results without the sellers having to be educated.

Sellers and agents have all been surprised. Watch out though as the honeymooon may end quickly if you let your sellers grab on to headlines and you don't make sure your seller education is intense and serious.

Some recent sales may not have required vendor education as the market gathered pace. However, if your seller is grabbing onto the "Headlines" you will need to provide market reality before Auction or Tender day, or before you get that offer.

Yes, once the rising market beds in we need to watch our sellers don't run ahead of the market. It is our job to maintain market reality.
