THE BASICS ALWAYS COME THROUGH!

Right now I have the priviledge of calling multiple auctions, and day by day I see truths revealed. An Auction of a property is just like a Tender or any deadline sale. The result on auction/deadline day is influenced by the following:

 

1. The sellers "real' motivation.

 

2. The product - the property: It must sit in the activity profile and and have "NO ISSUES". I.E. CCC issued, titles clear, LIM clear, Not unusual or unique. Only PRICE compensates in these cases. 

 

3. The marketing is focused on buyers, not keeping the seller happy!

 

4.  The feedback is "market reality" not "vendor appeasing."

 

5.  If your appraisal is not supported by market feedback, say so as soon as you know that fact.

 

6. Trust the process! The deadline, Auction day or the closing of Tenders, may simply be part of the process. It educates the seller about what the market is saying. It educates the buyers as to what they cannot buy it for.

 

7. At worst, it educates the listing sales person that they were protecting a sellers inflated view of value and burning buyers off as they did that.

 

So don't wait for deadline/auction/tender day. Tell your client professionally and early in the marketing programme what the real facts are! That way you can please them on the day, otherwise you will disappoint them.
