CHOOSE YOUR WORDS CAREFULLY!

 

In some markets right now there is a real listing battle as listing numbers fall.

To keep our businesses producing well, we need to be careful how we verbalize this.

When a potential client says,

"There doesn't seem to be many homes for sale?" don't reply with,

"Yes we are short of listings, it's really hard out there to get listings."

It makes more sense to say,

"The reason there aren't many to look at, is that they are all selling and selling well. Now is a great time to sell property!"

What we say has an effect on what we get so be careful what you say. Choose your words carefully!

Let me add another comment too, as the media continues to talk up the market by focusing on the million dollar suburbs. It also make sense to look at the market from this perspective, as I recently pasted on my Facebook page:

Ian Keightley - Salescoach National median price in May was $392 000. So half of the homes sold in New Zealand were for less than this. So plenty of opportunities out there! Auckland median reaches $565 000. Once again half of the sales were for less than this. Opportunities galore!
