I love knowing where I stand in the sales/listing process and here are two questions that work really well for me:
 
Firstly at an Open Home;
 
"Can I ask, are you looking to purchase in this price range or might you be looking to assess the value of your own property?"
 
And secondly at a Listing Presentation, when you are getting to the crunch:
 
"Do you mind if I ask you three simple questions?
So, you are serious about selling?
And you like these simple marketing ideas?
So would you be happy working with me?"

You will always get answers, then you know where to go next.
